Rob (00:00) Today I am part sad and maybe part excited, I guess. Don (00:07) Sure. It should be more than Rob (00:08) To announce my retirement from podcasting. I am out of the podcasting game. Don (00:35) All right, we're back, Rob, episode 174. and I see you were playing us, you were playing us out, you know? Yeah. Rob (00:39) One hundred and seventy four. It was jamming to our doo doo doo doo doo doo doo. Don (00:45) Yeah, absolutely. episode one seventy-four. summer. Summer movies are upon us. Summer Rob (00:51) Some are blockbusters. Don (00:52) blockbusters. we were just chatting before we hit the magical record button about we both went and saw the blockbuster of the summer, right? Rob (01:01) That's right. The Odyssey. Don (01:03) The Odyssey. Are we gonna talk spoilers? I it's been how long it's been out for what two weeks, three weeks? Yeah. Yeah. Yeah, we can yeah, yeah. I mean it's been Rob (01:07) Yeah, spoiler alert, if you haven't seen it, don't turn turn off. Now we can talk about it. Don (01:14) it's been out for weeks. I mean, you know, like if you haven't yeah. Yeah, ex I know, exactly. Rob (01:16) Yeah. Shame on you. You should. You should go see it. Don (01:21) Well, we were joking, like if there is one movie to see in the theater, you absolutely have to see this in the theater. This is a theater movie, you know. So Rob (01:26) Yeah. Yeah. I think it's you saw it first and you said, Hey, you have to see it in IMAX and and a couple of other people had said the same thing too. So I went and saw it in the IMAX. Although I think mine was the fake IMAX because it was over here around the corner. But that being said, you absolutely have to see it in in in the IMAX with the seat rattling and the whole, you know, the whole I'll tell you what, Don (01:45) Yeah, yeah. The base in that yeah. Rob (01:47) I don't know about and I don't know I don't I don't know how they mandate this, but it it was so loud. Don (01:53) It is, it is. Yeah. Rob (01:54) And I think there and I've heard other people say that about the movie, so I'm assuming that they sort of tell you where it needs to be played. Like they have like I don't know that the theater gets to turn up and down the volume or not. Like it has to be played at a certain decibel with the thing. I bet it's controlled. Yeah, I bet it's controlled somehow. But it was I mean, it was loud. It was like earth shakingly loud. Don (02:08) I never thought about that. I assume, yeah, it's part of the part of the experience. Yeah. Yeah. Yeah. Yeah. Now I saw it in the full 70 millimeter, like three story tall iMac. Like, I mean, it it it's yeah. Rob (02:21) Yeah, you were like right up in it. Don (02:23) And those showings are sold out. I mean, you know, there's only what the each theater can only show it what, three or four times a day, maybe just because it's so damn long, right? Rob (02:32) That's so long, right? Don (02:34) so I mean, we got we were in the third row. We weren't like in the middle and nice in the back. I mean, we were like, you know, I mean, I don't want to say I was like my, you but I mean, I was leaning back in my chair, you know. Third row from the screen on that Rob (02:43) you were like third row from the screen. my gosh. Don (02:47) rattlefest, you know, and it was, I mean, it is huge. It that I mean, I haven't been in one of those giant IMAXs since you since you would like see like a nature program at like the science center or whatever. Yeah, Rob (02:56) Yeah, it's like Fernbank. Yeah. Don (02:57) exactly. Like those things are insane, but it is so freaking loud. So loud. yet. Rob (03:02) I know. Don (03:03) Yet when the Cyclops has his back to us and is grumbling and talking at the end and they're like, he can speak, he can speak, you know. I was like, What's he saying? Like, what? Like, Rob (03:12) Right, right. Don (03:13) you know, I was like, I I I I'm missing closed captioning. Why don't I have closed captioning on this thing? Do you know what I Rob (03:19) Right. Don (03:19) mean? So it was kind of funny how loud it is. Yet I still there was moments of dialogue where I'm like, I don't know what's going on because there's explosions and things are happening, you cities are burning, you know, and I'm like, What the f you know? So, Rob (03:30) Yeah, and it was it was one of those like I remember the Odyssey, but it was and I was trying to debate after I saw it whether or not I should have done a quick cliff notes Don (03:40) Yeah. Rob (03:41) on the story before I went in. And my answer is no. I'm I'm glad I did not. I'm I'm absolutely glad I did not. Don (03:43) Yeah. Going blind. Going blind, yeah. Yeah. Yeah. Rob (03:49) because that would have revealed, again, I would have been reminded of a few of the monsters that I was going to see, and they wouldn't have been surprises, which I thought was the best part of the film, honestly, was like Don (03:56) Yeah. Yeah. So cut cut to the mustard, brass tacks. how what do we rate this? either ABC or one through ten. What are we giving the five stars? What what what do you what what is your hit me with your rating? Rob (04:07) All we're gonna we're gonna do one through ten, ten being the best. Don (04:10) Ten being the best, yeah. Rob (04:11) Okay, one through ten and ten being the best. I I am going to give it. gosh. Don (04:17) You can go have Zees. We can go have Zees if we need. Rob (04:19) I will go I I'm gonna go with an eight point three. Yeah. Don (04:24) Ooh, eight point three. Okay, that's less than I have seen. Okay, so that is that's a that's a B. Is that a is that is that a B minus? Rob (04:31) I think it's no, I don't think it's a B minus. I think it's I think it's a solid B for me. yeah, Don (04:34) Okay. It's a B. Okay. Rob (04:37) I'm gonna give it a solid B. there were a couple of things that I that I question, and I had mentioned this before, but like I'm like, and this is this is totally a me thing. But like, Don (04:45) Yeah. Yeah, yeah, yeah, yeah. Rob (04:48) was Matt Damon the right? Is he is he Odysseus? Don (04:52) Yeah. Rob (04:52) and that's only because we've seen him in so many other things, and it's you know and so that might just be a me thing. I thought that being said, I thought he did a great job. Don (05:01) I was blown away at the end when he's like totally emaciated and stuff. And I'm like, did he lose Rob (05:04) Yeah, yeah. Don (05:05) all that weight? Like that was crazy. Like, I mean, he looked like Rob (05:08) Well, i I think w to that end we're getting to that point where we don't really know what's real and what's not real anymore. he was certainly ripped. Don (05:12) We don't know anymore. Yeah. Yeah. Yeah. Yeah, it's a Rob (05:17) I mean he was definitely jacked up and and ripped. Don (05:20) Yeah, totally, totally. Yeah. I mean, it's a tough one because it's like w when we use actors that we've used or seen in so many other movies, you know, it's like, is it is it better to have a a no name, you know what I mean, or go the trusty dusty, or like 'cause like, or or you have those actors where they are the persona that they are. I don't want to pick on like Denzel Washington, but like Denzel Washington, the rock. Like, I mean, there are certain like franchise guys where it's like, well, that is that character. You know what I mean? You expect that out of that person, right? Rob (05:48) Yeah. Yeah. Don (05:50) I don't know, is Matt Damon that like is he fluid enough to be like I'm the comedy guy, but then I'm also the serious guy or the you know, I don't I know. So Rob (05:58) I think that I think that in a perfect world it would have been great for it to be a newbie undiscovered star that just nailed the character and you're Don (06:04) Yeah. Breakout. Yeah. Rob (06:07) like, my god, you are forever Odysseus. Like you are forever Odysseus. And then you can go on to do other things and whatever, but you will always be Don (06:09) Yeah, yeah, yeah. Yeah. Yeah. Rob (06:15) Odysseus. I don't know that Matt Damon will always be Odysseus. He'll be good when he'll he'll be good will hunting and some of those other things that he did, you know. and Don (06:18) Yeah. There I Yeah. Totally, totally. Yeah. I mean Rob (06:23) and But the again, that being said, he did a great job. I thought I thought it was well. I thought all the performances were good. Couple of cheesy lines here and there. It had a little bit of cheese sprinkled into it. They tried to you and I were saying they they so they dropped like I don't remember the count, but it was there was a hand there was a handful, maybe three or four F bombs in there. Which which had no place Don (06:41) Yeah, which seemed so out of place. Rob (06:45) no place in there and it felt really it just felt really odd. Don (06:48) Yeah. I mean, I don't need like a full blown period piece of like we're speaking in Rob (06:51) Correct. Don (06:52) in weird old Englishy kind of translated something, you know, I'm Rob (06:55) Totally agree. Don (06:56) but I also am like, I don't want like any modern colloquialism. Like I I kind of want it to feel like this timeless sort of like not magical land, but like this Rob (07:05) Yeah. Don (07:06) this weird archival story, you know, like I don't know. So the the yeah, the F bomb to me was a was an odd choice, you know. So Rob (07:12) It it felt gratuitous but we didn't need that. Like I don't that just there's no it there's no place for that here. Don (07:18) Yeah, yeah. I agree. I agree. well I'm gonna give Rob (07:21) But you know. Don (07:22) it I'm gonna give it a higher grade. I I'd give it an A minus. I mean, I'm in the I'm in the A Rob (07:25) Okay. Don (07:25) camp. I mean, but I haven't seen an IMAX seventy millimeter movie in its glory in, I don't know, like I think honestly the last movie I saw in that bit was the Watchmen, the Zack Snyder Watchmen. I went up to the mall of Georgia with with my wife and went and we went and saw that. And that's I mean, God, that's fifteen years ago at least, maybe even older than that, you know? So Rob (07:47) I thought you were gonna say when you went and did those three nights at the sphere and saw fish. Well that was gonna be yeah. Well okay, the fair point. Don (07:52) Yeah, I don't remember those nights. I mean, I they're on my phone. Yeah, they're on my phone, but I don't really remember what happened. So, you know. yeah, I'd give it an A minus. I'm gonna give it a nine or whatever. I Rob (08:00) Fair. Fair enough. No, it's great. I Yeah. Don (08:05) don't I you know, it's not it's you know, it it didn't blow me away. You know, what what I'm fascinated by is everyone like, it's just this amazing movie, it's amazing. And then two weeks later, you know, Spider-Man comes out. I mean, that just came out, right? And like immediately shattered every single record. of like ticket sales, opening weekends, da da da da da da da da da da da da Rob (08:23) Yeah. Don (08:24) you know what I mean? And I was like, Man, I didn't even know like a Spider Man movie was coming out. And I am like surrounded by comic book love. I was like, yeah, there's a Spider Man movie coming out, you know, like Rob (08:33) I thought that people weren't liking this new Spider Man though. I mean I know it's made a ton of money and that's Don (08:38) It it shredded all the whatever. So I don't know. I loved it. I thought it was fun. Yeah. The movie itself. Yeah, yeah, yeah. Yeah. I don't know. I don't Rob (08:40) Yeah, but but from a movie standpoint, did you like the the I'm talking about pure like forget box office and all that stuff, but like was it a good movie? Don (08:49) I don't pay attention at all to that kind of stuff or whatever. I'd like I've gotten to the point where I don't go into any of the articles or I I scroll past all the social stuff because I don't want to know everything about the movie before you go see the movie. I just I'm gonna go Rob (09:00) Yeah, that's totally fair. Don (09:02) see Spider Man and it's like, hey, the Hulk's in this. that's fun. Like I had no clue what was happening, you know. so it was kind of just along for the ride. Is it is it a great movie? I mean, is it a good, you know, it's fine. I mean, it's, you know, I'm the demo. I will watch an eight-hour Spider-Man movie. You know what I mean? Like just keep it going. It is, I will say this. It definitely has, I know we're talking about the Odyssey, but like it definitely has the most this is gonna sound stupid to say out loud, but it feels like a comic book. It's the least movie-like of all of those Marvel Rob (09:36) okay. Don (09:36) Sony movies. I mean, so maybe that's why people don't like it as much, because it's not campy like a comic book, but I mean it really leans into like comic book animated page kind of tropes and things like that, which I mean I'm I'm gonna love, of course, you know, but but yeah. Rob (09:51) And maybe and I didn't I didn't go down into the weeds on why people were were Don (09:55) Yeah. But back to the Odyssey. I mean, I would, you know, I'm gonna give it an A. I thought it was good. it'll be interesting to see. If that has any legs, you know, is this just a flash in the pan? I mean, I don't mean that in a negative perspective, but like, is it, you know, or are all of a sudden are we gonna like like we had a successful vampire movie and then all of a sudden there's vampire stuff that just keeps going and going and going. You know what I mean? Like, are Rob (10:17) Yeah. Don (10:17) we is this gonna create another genre, you know what I mean, where we keep going along these sort of lines, you know, or the prequel? Yeah. No, no, no. Rob (10:22) Well, I mean the Iliad comes out next summer. So that'll that won't be as fun to watch, I guarantee you. Yeah, but but it it'll it'll live on because it was so epic of a film and because Don (10:33) Yeah. Rob (10:34) there won't be a sequel. Don (10:35) Yeah. Now when you saw it, did you see the Dune three trailer in front of it? 'Cause Rob (10:43) I did. Don (10:44) that was the only trailer we got in the full seventy mil it just immediately was like three minutes of Dune and then it just you know. Rob (10:49) I saw the it's funny you say that because I thought about this afterwards. Like I saw the Dune trailer and I am not a Dune guy. I'm not a sci fi dude. I'm getting there. Don (10:56) Yeah. Have you seen both of the dunes? Okay. Okay. Rob (11:00) I I've never seen any of the Dunes. Don (11:03) There you go. Rob (11:04) But I saw that trailer in the IMAX and I was like, that looks looks pretty awesome. And I don't Don (11:09) Yeah, yeah. Rob (11:10) know how much of that was just the environment I was in and like But I'm like, Don (11:12) It looks ridiculous. Yeah. Yeah. Rob (11:14) Man, maybe I ought to go back, maybe I ought to go back and watch the Dunes. I did have that thought, so I Who knows? but a great movie Don (11:19) Yeah, I mean it's it's Rob (11:20) going experience, the Odyssey. Yeah. I've thumbs up. We'll give it thumbs up. Rob (12:46) so I'll tell the abbreviated story. so a few years ago I say a few, it's been like it's probably two years ago, two and a half years ago. Don (12:55) Well I'm gonna interrupt. Rob, it is the final podcast, so you can take as long as you want on this story. You know? Yeah, we can make I mean let's make this. That's what I was you just you Rob (12:59) Okay, good. This is gonna be a three hour this is gonna be longer than the Odyssey. This is gonna be a three and a half hour podcast. Don (13:05) just stole my joke. I was just gonna say, yeah, let's keep this baby rolling. Yeah. Rob (13:07) Well, that's how well we know each other, as we c we we know the punchline already. so yeah, a couple years back a a a buddy of mine, that I've known since sixth grade or so, called me up out of the blue. He was a an investment banker at JP Morgan, and called me up out of the blue and was like, Hey, I have this really weird idea that's been percolating in my brain. I've been staring out at this empty parking deck. Out of my high-rise building in downtown Atlanta for however many years. and I I wanna put a driving range on top of it, a golf driving range on top of it. All right, now I'm gonna pause there and say he was the coach of his golf team at Washington Don (13:53) Okay. Rob (13:54) L. And he's a very, very good golfer. so he is very, very passionate about the game. and so he he sort of hit me with that idea, and I was like, Okay. and anyway, over the course of the last two and a half years, that little germ of an idea, as ridiculous Don (14:12) Yeah. Rob (14:13) as it sounded, has actually come to fruition or is coming to fruition, I should say. Now it is it has been morphed and modified and twisted and torn up and turned into a pig and then turned back into a human and all kinds of things like that along the way. but that little s Don (14:30) I see what you did there. Rob (14:31) germ of an idea. Has grown into this project that we are that we are calling Rangeworks. and we are, you know, knock on wood. And the story I'm gonna jump all jump all over the place, but Don (14:44) Do it, man. Rob (14:45) to launch this sort of new driving range concept that we are hoping to open in spring of 2027. So it's been an exciting couple of years. I've been trying to kind of do that on the side and side hustle that. We've gone through again all the iterations. We had a very successful seed round where we're all funded and ready to go. I have learned Don (15:09) I Rob (15:09) way more about local municipalities and navigating Don (15:12) Mm. Rob (15:14) everything, and how to build something and and do all of these things. So it's been a great adventure and I think it it you know, it sort of came time where as this is becoming more and more real, it's requiring a little bit more of my time and focus and stress and you know, enthusiasm and all and all of this Don (15:30) Because advertising's not stressful. Rob (15:34) and all and all of those things. so anyway, that that's the news and I I guess where we are now and I maybe maybe I should define what it is a little bit. So it Don (15:43) I was I was well, if you weren't gonna go there, I was gonna say, Well, what what what is the concept now? Like if you were to explain Rob (15:48) Yeah. Don (15:48) to somebody, hey, what's range works and things like that, you know. Rob (15:50) Yeah, so it so again it started off as let's build a let's see if we can you know, the fundamental concept was how do you bring a range or something like that into a dense urban area, right? Because driving ranges, as people may or may not know, are typically cow pastures. You gotta have, you know, acres of land, Don (16:06) Yeah. Yeah. Rob (16:08) and and you're really only using the front part of it and then you're just ba bashing golf ball. So it's a real estate play. You've got to have a ton of real estate. And as we know, Don (16:13) Yeah. Yeah. Yeah. Rob (16:15) real estate is becoming more and more sparse, right, throughout the country. So We were gonna put up on parking decks and quickly found out, no, you're not. That is not. That is from a construction standpoint, that's Don (16:27) I shouldn't laugh, but the way you say it, it's funny. Yeah. Rob (16:30) not viable because you have to the the idea was that that it'll be fully enclosed. It'll be fully netted. So you'll have a roof net, you'll have side nets. I'll get to the top golf comparison in a little bit, but you can't drill down poles into the cement of the parking deck and it was just Don (16:45) Yeah. Yeah. Rob (16:48) we we got laughed at. But what happened then is we said, Okay, well, yeah, right. Don (16:51) But but you don't know what you don't know. I mean, that's part of the discovery aspect that you mentioned earlier and the whole like, you know, hey, I know more about structural engineering and blah blah blah. You know what mean? Like, Rob (17:01) Right. Don (17:01) and I think, you know, part of the history of, you know, what you've done to date, you know, is it's kind of like, hey, we know more about mining underground than two guys Rob (17:10) Right. Don (17:11) that are not miners. You know what I mean? I mean, we know more about, you know, rotator cuff surgery working on all the clients that we work, you know what I But I'm not a doctor, you know what I mean? So I think that tenacity. that has served both of you guys really well in regards to like, you know, figuring out what you can and cannot do, you Rob (17:24) Yeah. Don (17:25) know. So Rob (17:25) And it's that, you know, yes, it's that entrepreneurial, I'm going to figure this thing out on my own and I'm going to fail and stumble and all the things. Don (17:29) Mm, yeah. Yeah. Rob (17:32) But what what did hold up was the idea that, you know, how can you how can you bring something to a dense urban environment with the main goal of preserving the parking, right? that that was sort of the fundamental kernel that that has stayed true. And so And really what it is is is at the end of the day, it's it's a real estate play. You've got to find the right real estate, you've got to find real estate where they're not gonna build a they can't build a high rise, because anytime you can build up, you're you're going to build up. There's there's Don (18:00) Yeah. People people are do it, yeah. Rob (18:04) more money in it there. So we started looking around at at you know distressed properties, meaning like we were looking in Charlotte, a sort of a floodplain area there where they couldn't build up, and other areas where they couldn't build up or it didn't make sense to build up, where we could build this elevated. netted cube for back of a lack of a better description, and and maintain the parking beneath, right? And Don (18:26) Yeah. Yeah. Rob (18:27) so I'm gonna pause there and go, you're building a top golf in town. no. Yes, we both have nets. Yes, we have hitting bays in a Don (18:36) Yeah. Yeah. Rob (18:38) in a building. but I would say the fundamental difference is that top golf isn't really about golf. it happens to be in what we call you know what they call an entertainment place. You're there for big outings, there's a full menu, we're ordering a bunch of drinks, and we just happen to hit be hitting golf balls. Yeah. Don (18:49) Yeah. Yeah. Yeah. It's an entertainment play. It's an alter I mean, i i would you agree with my naive statement that it's an alternative to bowling? You know, it's a night out to go have fun and I mean, you can bring your clubs and like treat it as serious as you want to, but I in my estimation, most people are there just to have fun and just to have an activity Rob (19:10) Yeah, you you Don (19:11) and things like that, you know. Rob (19:12) most people who play golf will show up at a top golf the first time with their clubs and they will never bring their clubs again. There's there is this weird shame factor where when you show up with your clubs, you kind of get the stink eye like I it's yeah, it's a weird Don (19:18) Yeah. Yeah, yeah. It's not the type of place to do that. Yeah. Yeah. Yeah. Golf nerd. Yeah. Yeah. Rob (19:29) and even if you bring a glove, like it's even like okay, okay, dude. It's a weird thing. Don (19:32) Yeah. It's an entertainment, fun, you know. Rob (19:35) Yeah. Don (19:35) but everyone there, I mean, everyone goes, wow, that was that was actually a surprisingly delicious quesadilla. Or you know, like like the the the food and beverage there aspect is is is a big driver, I think, of that. You know, you don't think about a bowling alley for good food, you know, but like Rob (19:46) Yeah. Well and that's their Yeah. Don (19:50) you do think about that with Top Golf. You're like, I'm gonna have a night out of the dudes, we're gonna go there for a couple hours and we'll go somewhere else or whatever, you know. So Yeah. Yeah. Totally. Yeah. Rob (19:56) And that's where their revenue is, right? That's how they make their money. And they've been incredibly successful, not a knock on them in any way. We are, you know, comparatively, we're about the size of a football field, so a lot smaller than a typical Don (20:08) Yeah. Rob (20:08) top golf. And we are a fully netted cube, so we have a roof, whereas they don't have a roof. and we are all about golf, right? So our F and B program is grab and go. We'll have a couple of can beers, uncrustables. snacks and things, but that is it. You are not sitting down Don (20:25) Yeah. Yeah. Rob (20:26) and ordering the you know, fully loaded nachos. Don (20:29) Sure, sure. Yeah. You're there to you're there to practice your your golf swing, right? Yeah. Rob (20:32) You're there to practice your golf. We have every, you know, every I again I don't want to go too far down in the weeds, but you know, every single bay. We have 32 bays, every single bay has trackman technology. so you can play any course that you want that track man has available. We are working with an industrial design firm to build these really cool sort of proprietary targets that we're gonna have that are all very purposefully designed to work on different aspects of your game, from your short game to your flop shots to your drives. everything else. So point being, we are we are golf focused. and so we're able to do that in in an urban environment, which is which is really, really cool. And so we are currently the flagship location is it's looking like knock on wood is going to be up in Woodstock, Georgia, which Don (21:23) Okay. Rob (21:24) is anchored on to the edge of the outlet shops of Atlanta for those right 575 for those Atlanta folks. Don (21:30) Okay, cool. Rob (21:32) on a property that's right next to the to the outlet mall there. And you know, we're we're slated to break ground ho hopefully in the next sixty to ninety days. Shovels in the ground and to build this massive Don (21:44) Yeah. Badass. Rob (21:46) structure and and and be well on our way. Don (21:48) It's super exciting, man. I'm super proud of you. You know, I mean, obviously I've been aware of this for a number of years. but it it's it's really, really exciting to see it come to fruition, to be quite honest. It's pretty, it's it's it's pretty awesome. Yeah. You're gonna have to do Rob (21:58) It'll be it'll be it'll be awesome, I hope. There's a there's a lot. Don (22:03) like the billboard or the thing, like like the first moes on earth. You know, that moes on Peachtree, across from that Publix shopping center or whatever, you know what I mean? Down from Fellini's like the first moes on earth, like you know. Rob (22:14) That's right. Don (22:15) how how sick would it be if in, you know, ten years or whatever it's like this was the first you know, this is the first range works, you know, that'd be Rob (22:22) It would be it would be great. And that's a fun challenge too. Is there's so then there's there's that the marketing side of it, right? So I get to sort of bring my experience and Don (22:28) Yeah. Yeah. Rob (22:30) figure out, all right, how do we launch this thing and Don (22:33) Yeah. Rob (22:33) get people to show up to our venue? you Don (22:36) Totally. Rob (22:37) know. so yeah, it's super exciting. We've got the the Woodstock location. We're talking to the city of Alpharetta about another property. We've got a couple properties we're looking at in Charlotte. So it is it is go time. Full steam ahead. Don (22:49) Full steam ahead, man. Full steam ahead, you know. Rob (22:51) Full statement. Don (22:52) well, people love golf, you know. So it's I mean, I think Rob (22:55) Local. Don (22:56) you're heading into uncharted waters, but it they're waters that people are swimming in. You know what I mean? Like good things are Rob (23:01) People are swimming in those waters. Don (23:03) happening, good things are happening over there. So, well, I'm I'm super proud of you, man. And I am super excited to be on the sidelines and see where it goes.
